Meet Our Team

As a family run business, Porthleven Holidays has grown from strength to strength, and we are proud of our portfolio of wonderful holiday cottages and apartments overlooking the sea, in this unspoilt Cornish fishing village. All are individually owned and therefore each has its own unique character. This also means that we are privileged to work with wonderful, and very diverse cottage and apartment owners, who are always very supportive. They want their guests to have the best holiday possible and are always keen for feedback.


Simon Tolson (Business Owner)

I first came to Cornwall in 1982 to work on fishing boats out of Newlyn & Falmouth and it was love at first sight. The work only lasted a year but I made plenty of friends have been visiting ever since. When I met my wife in 1983 Cornwall was the first place I took her on holiday and my two sons have been enjoying beaches and rock pools since before they could walk. Having successfully run Above Beach Cottages for the last twelve years, I was delighted to take on ownership of Porthleven Holidays in September 2014 and I'm working flat out to continue and improve the high standards set by the team.

I have been a part of Portheven Holidays for eleven years and have been very fortunate in being able to work in this lovely old fishing village. Over the years numerous friendships have been formed with our cottage owners and holiday makers. Having come to live in Cornwall as a child, we were introduced to Porthleven by my father where we spent many happy times walking the coastal footpaths along to Loe Bar before returning to the village for a a lovely Cornish afternoon tea.

Owning and running a holiday cottage in Porthleven and the surrounding area has never been easier, with the help, advice and support of everyone at Porthleven Holidays. We really do know what we are talking about with years of holiday letting behind us. We are always delighted to give our free advice to new and potential holiday home owners, whether you are considering letting your existing home, looking at sales particulars or planning a development project.

We are able to advise on every aspect of holiday letting, from our first free appraisal of your property, with suggestions for any changes or extras that may be necessary through the legislation covering holiday letting, to projections of gross annual income we would expect your home to generate. We can even help you furnish and equip it to the highest standards including offering advice on the interior design, the decor and the furniture and furnishings so that guests will choose to return to your property time and time again. We can also recommend local tradesmen and women, from plumbers and electricians, to painter/decorators, carpet fitters, and blind makers, all being people we have used ourselves.

Our wealth of experience can be called upon throughout the year, and we are always on hand to offer support and help with any problems that may arise, whilst dealing immediately with any emergencies should they occur. Our aim is always to offer the best possible holiday experience for our guests, and of course the highest level of earnings possible for our owners.

Marketing & Presentation

You might be ready to let the most wonderful property, but without effective marketing and professional presentation there is little chance that it will fulfill its booking potential. Being able to attract new guests is the most important goal of any holiday letting agency so we take it take it very seriously.

Online Marketing

As well as being listed on numerous holiday related websites and online directories we invest a lot of time in SEO (search engine optimization), which means that we rank very highly for all relevant search phrases. In addition to our organic listing we also stay on the ball with Google AdWords, often taking advantage of any media attention on Porthleven or the surrounding area. We maintain top search engine rankings for all relevant search queries.

Using the latest in analytical software, we are able to keep constant track of our website visitors and how they have found us, which means we have become incredibly efficient with our online marketing.


Our proven marketing strategy means that we receive a large number of 'hits' on our website every day. This attention, however, means little unless it translates into bookings, and therefore it is vital that visitors like what they see. In October 2015 we launched an all new website. This was designed and built in-house, which means, unlike the majority of businesses, we have absolute control over every last word and picture on our website and can change anything at the drop of a hat.

Our cottage profile pages allow users to see the most important information quickly and easily. We aim to make booking a holiday as stress-free as the holiday itself! Each of our properties has its own profile page with all the necessary information neatly presented. A description highlights the property's strongest features whilst capturing an essence of the experience of staying there. Guest's positive comments are displayed as well as the property's tariff and an interactive map showing its exact location. The most important feature on the page, we believe, is the large, controllable slideshow, which showcases the most flattering yet honest photographs of the property internally and externally. We will usually take these photographs ourselves and update them every so often to keep the property looking fresh. Again, using analytical software, we can tell how visitors react to each property, (e.g. how long they spend looking at a page, which images they look at for longest etc) and tweak the content according.

The website also seamlessly incorporates a powerful online search and booking facility, which we believe to be top notch. Booking a holiday on our website is a doddle, even for the least computer savvy, and only takes a few moments. We have received numerous positive comments expressing how easy it is to use.

Triumph of the Date View Page and Relevancy

The outstanding feature of our new website design is the date view page allowing guests to see at a glance exactly which cottages are available across a whole month and filter out the ones that are not relevant to them. The impact has been spectacular with improved engagement on the site and an immediate jump in the conversion rate (ratio of bookings to site visitors). Visitors to the site are looking for a cottage in Porthleven and we deliver just that without distraction which means people come back to the site time and time again and make it their first port of call when looking for their next holiday.

Potential Income

So how much can you earn through holiday letting your property? That of course will depend on its location and most importantly just how good the sea view is, its size (ie how many people it will sleep) whether it has parking, accepts pets and the standard it has been furnished and equipped to. The higher the quality of furnishing, and the overall presentation, the higher the volume of bookings, and most importantly, repeat bookings. At Porthleven Holidays we pride ourselves on the extremely high number of repeat visitors we have year in, year out.

If a property is performing well, ticking all the boxes with a good sea view, its own parking, and is presented to the highest modern standards, we would confidently expect gross income to be in excess of £25,000 with the larger properties having the potential to earn more. We are now able to offer a range of services at highly competitive rates from booking only at 12.5%+vat to full service at 19%+vat where we take care of everything including cleaning, linen, caretaking and maintenance as well as providing 24 hour emergency cover.
